If you are a UK landlord then by law you are required to ensure:
• The electrical installation in any rented property is safe when your tenants move in.• Electrical installations are properly maintained and in a safe condition during the tenancy.
• Any appliances provided by you are safe and have at least the CE marking
The quickest and safest way to meet these requirements and to obtain documented evidence of the electrical safety inspection is to have an Electrical Installation Condition Report completed for the property before tenants move in.
Maintaining this evidence can be achieved by having a visual inspection completed between tenants if there is a change in tenancy before the recommended next inspection on the EICR.
Electrical Inspection Condition Report (EICR):
The EICR is a full test of the electrical installation within the property as well as a visual inspection of all hardwired electrical items (sockets, lights etc). The EICR includes a full computerised report with pictures of the issues (should there be any).
The electrical installation condition report (EICR) is a basic safety and condition report of electrical supply that will need to be undertaken at various points during the life of your property. You may also hear this referred to as a periodic inspection report (PIR), which it was previously known as.
The electrician will inspect the fuse box (consumer unit) at your property, look at some sockets and switches and inspect some fittings. The electrician will turn electrical items on and off in your house or flat to make sure everything is working as it should. They will also give the system the once-over to make sure that it is up to date and safe.
They will be able to advise you as to any remedial work that may need to be undertaken, such as rewiring or a new fuse box. Connections, insulation, earthing and polarity are all tested by your electrician. The system will also be tested for circuit breaking and faults.

Domestic EICR’s
It is recommended that you have an electrical installation condition report carried out at your home every ten years. But you will also need to have these tests carried out every five years if you are renting out a home. Whether you are buying, selling or letting a home it is advisable to have a report carried out by a qualified electrician. This will let you and any buyer or prospective tenant know if the electrical installation is safe and up to date.
Having a report in your hand will also show how recently the electrics were tested and confirm that they are safe. This will show that the electrical installation is not faulty and that any buyer will not have to pay out for a rewiring to be carried out at the property.
Wooden-backed fuse boxes, sockets in the skirting and iron switches in the fuse box are all tell-tale signs that your home will need rewiring after inspection. If you are the landlord of a house in multiple occupation (HMO) it is a legal requirement that you have a qualified electrician undertake an electrical installation condition report every five years.

Having an EICR carried out
The cost of having an electrical installation condition report will usually vary based upon the size of your home. So, an inspection for a one-bedroom flat will cost a little less than one for a four-bedroom family home. This is down to the amount of work that your electrician will need to do in order to carry out the report.
They will need to inspect more circuits and test a larger system in order to declare your electrics safe or to advise any work that will need to be done. They will recommend the replacement of outdated wiring, switches or sockets as well as making safe any dangerous wiring or installation.
The report will advise you whether your system is safe and working fine or whether remedial work is required. Your electrician will be able to explain the marking system on the report as well as the next stages that will be required should your electrical installation not pass, be labelled dangerous or needs improvements to comply with safety standards
